Get Your Full Refund: The Proof Residence Cancellation Rules

Welcome to Proof Residence. These terms govern your stay at our luxury short-let apartments in Lekki Phase 1. By booking a stay with us (Directly or via OTA), you agree to comply with these rules to ensure the safety and comfort of all residents in our exclusive Chief Collins community.

1. Booking & Payments

• Payment Policy: Full payment is required to secure your reservation. We do not hold dates without payment.

• Caution Fee (Security Deposit): A refundable caution fee of ₦50,000 is required upon check-in. This protects against damages or missing items. It is refunded within 24 hours of checkout after a room inspection.

• Accepted Currencies: We accept payments in Naira (NGN) via Bank Transfer or POS. International payments (USD/GBP) can be arranged via our Concierge.

2. Check-In & Check-Out

• Check-In Time: 2:00 PM onwards.

  • Early Check-In: Subject to availability and may incur a fee.

• Check-Out Time: 12:00 PM (Noon) strict.

  • Late Check-Out: Staying past 12:00 PM without prior approval will incur a penalty charge of 50% of the nightly rate to compensate for delayed cleaning.

• Identification: All guests must present a valid Government ID (Passport, NIN, or Driver’s License) upon arrival for security verification.

3. Cancellation & Refund Policy

• Flexible Rate: Cancel up to 5 days before arrival for a 100% Refund.

• Standard Rate: Cancel within 5 days of arrival, and the first night is non-refundable.

• No-Show: If you do not arrive and do not communicate, the full booking amount is forfeited.

• Early Departure: If you choose to leave before your booking ends, unused nights are non-refundable.

4. The “No-Party” & Noise Policy (Crucial)

• Zero Tolerance: Proof Residence is located in a quiet, gated zone off Chief Collins Street. We strictly prohibit parties, large gatherings, and loud music.

• Occupancy Limit: You must not exceed the maximum number of guests listed for your suite (e.g., 2 adults for Serpia Suite).

• Violation: Guests found hosting parties or disturbing neighbors will be evicted immediately with no refund, and the Caution Fee will be forfeited.

5. Electricity & Internet (Fair Use)

• 24/7 Power Guarantee: We provide round-the-clock electricity via Grid, Generator, and Inverter. However, during power changeovers, there may be a 10-30 second delay.

• Starlink Internet: High-speed internet is provided complimentary. Illegal activities (cybercrime, fraud) utilizing our network are strictly prohibited and will be reported to authorities.

• AC Conservation: We kindly ask guests to turn off Air Conditioners when leaving the apartment to support our eco-friendly initiatives.

6. Visitors Policy

• Visiting Hours: Visitors are allowed between 9:00 AM and 9:00 PM.

• Overnight Guests: Unregistered guests are not permitted to stay overnight unless previously approved by management.

7. Damages & Liability

• Damages: You are responsible for any damage to the property, furniture, or amenities (PS5 controllers, TV screens, linens) caused by you or your guests. Costs will be deducted from the Caution Fee.

• Valuables: While we provide in-room digital safes and 24/7 security, Proof Residence is not liable for the loss of personal valuables left unsecured.
